    • Comparative analysis of prices and sales for the past three years and the future forecast
  2. Price Range of Their Recent Sales: Look for someone who typically handles houses in your price range to ensure familiarity with your market.
  3. Number of Properties Sold in the Last Year: This is an indicator of experience. More properties sold = greater experience.
  4. Experience in the Neighborhood: Familiarity, knowledge, and experience with your neighborhood can be the difference between “being for sale” and “selling.”
  5. Difference Between Initial Market Price and Final Sale Price: Many agents accept the price you desire, only to start requesting price reductions later. Look for someone who assigns a realistic sale price through comparables.
  6. Marketing of the Property: Marketing involves more than an MLS listing. Look for a solid marketing plan.
  7. Clarity: Look for someone who is honest with you about the weaknesses of your house and how to address them.
  8. Team: Look for someone who can provide a team capable of offering legal, tax, estate, and financial advice, which are crucial in this process.
